Home Watch vs Property Management in Sarasota
Home watch or property management for your empty Sarasota home? What each one does, and which Florida license law applies.

You call a property management company because your Sarasota house sits empty from May to November. They quote you a percentage of monthly rent. You tell them you do not rent the house. The call goes quiet. Nobody explains what service you actually need, so you hang up and do nothing for another season.
What it costs to hire the wrong one
Two different services get confused constantly, and the mix up costs money in both directions.
Pay a property manager for a house you never rent and you pay for leasing work nobody performs. Hire a home watch company and expect it to handle a tenant, collect rent, and sign a lease, and you hired someone for work outside the scope.
The more expensive mistake runs the other way. If you decide to rent the house and hand the leasing and rent collection to a company without the right Florida license, you have a problem with the arrangement itself.
How to tell which one you need
- 1Start with one question: does anyone pay to live in your house? No means you need home watch. Yes means you need a property manager, and possibly both.
- 2Understand what property management covers. A property manager markets the house, screens applicants, signs leases, collects rent, handles tenant repair calls, and accounts for the money. The job exists because a tenant lives there.
- 3Understand what home watch covers. A home watch company performs scheduled visual property checks on a house with nobody in it, documents what it sees, and notifies you. It exists because nothing is there except your property.
- 4Know the Florida license line. Chapter 475 of the Florida Statutes governs real estate activity in this state. Renting or leasing real property for another person for compensation on a transactional basis falls under that chapter and takes a license. Florida law carries exemptions, including for owners handling their own property and for properties licensed as public lodging establishments under Chapter 509. If a company will handle leasing or rent for you, confirm the license.
- 5Verify the license yourself. Florida publishes license status through the Department of Business and Professional Regulation. Look up the company and the individual. Take two minutes and do it before you sign.
- 6Ask both kinds of company what they do not do. A property manager with no tenant in the house has little reason to walk it on a schedule. A home watch company is not going to lease your house. Get the scope in writing.
- 7If you rent seasonally, you may want both. Many Sarasota owners rent part of the year and sit empty the rest. The gap between bookings is where damage goes unnoticed. Ask each company how they coordinate with the other.
- 8Read the agreement for who holds keys and who may enter. Access sprawls fast across cleaners, lawn crews, pool techs, and family. Whoever you hire, ask how access is logged.
What a visual property check catches that a camera does not
A camera at the front door tells you nobody walked in. It tells you nothing about the smell in the guest bath, the warm air in the back bedroom, or the stain growing on a ceiling you cannot see.
A neighbor brings in a package and is glad to help. Walking your whole house on a schedule, photographing every room, and keeping a written record is a bigger ask than most owners are comfortable making, and it rarely happens on any schedule.
On a scheduled visual property check, we walk your Sarasota house inside and out, look at the systems that fail in an empty Florida home, and email you a time stamped photo report after every visit. When something looks wrong, you hear from us and you decide who to call. We check, we document, and we notify. Repairs go to licensed contractors you choose, and leasing goes to a licensed real estate professional.
If nobody pays to live in your house, you do not need a property manager. You need eyes on it.
