Isaias, Storm Prep, and Your Empty Nokomis Home

Isaias stayed offshore, yet rain, high tides, and wind still reached empty Nokomis and Venice homes. Here is what a post-storm visit checks.

Hurricane Isaias aimed for the northern Gulf Coast this weekend, hundreds of miles west of Nokomis and Venice. The Suncoast sat outside the cone. Your Florida house still felt this storm.

A miss on the map still hits the house

Sarasota picked up about five inches of rain in the two days before Isaias reached hurricane strength. Local forecasters called for Saturday rain chances of 80 to 90 percent, seas building as high as 9 feet offshore, and tides 1 to 2 feet above normal high tide. October already brings our highest natural tides of the year.

Sarasota County Emergency Management names storm surge as one of the county's greatest risks. The county has seen surge and flooding from storms outside the projected path.

What a closed house does in a storm

An empty house has nobody inside to notice the first drip. Wind-driven rain pushes through gaps around windows, sliders, and roof flashing. A power flicker trips a breaker, the air conditioner stays off, and humidity climbs. Low lots and canal-front yards hold water at high tide. Palm fronds land in the pool and block drains.

None of this sends you a text. Each problem grows while you sit in another state.

The CDC puts it plainly: if a flooded home stays closed up for several days, assume it has mold. An empty seasonal home stays closed by default.

Before the storm: your readiness list

  1. 1Secure or store outdoor furniture, planters, and grills.
  2. 2Clear gutters and yard drains.
  3. 3Decide who puts up and takes down your shutters.
  4. 4Confirm who holds your keys, gate code, and alarm code.
  5. 5Talk with your HVAC contractor about thermostat and humidity settings for an empty house.
  6. 6Photograph every room before storm season, so you hold a dated baseline.
  7. 7Keep a list of licensed contractors: roofer, plumber, electrician, and pool service.
  8. 8Sign up for Alert Sarasota County.

After the storm: what a post-storm visit covers

Once officials say roads are safe, we walk your property on one written checklist.

Exterior: roof edges visible from the ground, soffits, fences, screen enclosures, and downed limbs.

Water: stains on ceilings and walls, wet flooring, water at doors and sliders, and standing water in the yard.

Systems: power status, breaker panel, air conditioner operation, refrigerator and freezer temperatures, and the water heater area.

Air: musty odors and a humidity reading.

Pool and lanai: debris and screen damage.

Safety: the CDC warns everyone to stay clear of fallen electrical wires. If we smell gas, we leave the property, call 911, and then call you.

Every finding gets a time stamped, geolocated photo. You get the full report by email after the visit. When a visit turns up a problem, we call you and connect you with a licensed contractor. We do not perform repairs.

Why this matters if you live out of state

You hear about a Gulf storm on the national news. You have no way to see your house. Flights fill up, roads close, and you wait and wonder.

A scheduled visit after the weather clears gives you photos instead of guesses. Nobody stops a storm. We show you what it left behind, fast, so you and your contractor decide the next step.
